on your website from the sign here in Coosawattee we had two exceptional log
homes listed with realty organizations for 18 months with absolutely NO
calls and little or no feedback from the agents. There was never the
opportunity to talk with potential purchasers and get feedback on either the
price or alternative sales agreements.
Since you put
the homes on your website two months ago we have had more than 17 serious
inquiries and we have shown the properties more than 8 times. Thanks to
your great photographs on the website the expectations of the prospects who
came to visit were in line with the actual home; no surprises or
disappointments. They were all very complimentary of your website. We
currently have tentative lease/purchase agreements on each home.
Showing the
properties has been an invaluable way to assess the pricing, marketability
and features of the homes which has permitted us to make adjustments in our
lease/purchase agreements and even make some modifications to the homes.
The most significant result of your webpage ads is letting us tap into a
group of potential purchasers who, for one reason or the other, aren't able
to get a standard mortgage but have good jobs and need to rebuild their
credit for a year or so. This may be a growing market segment due to the
huge number of foreclosures.
As to the
value of your website, compared to a potential real estate commission of 5%
for a realtor who doesn't deliver any prospects, your price is a bargain.

company to them in an effort to make sales when they complained that real
estate agents were unsuccessful in moving their houses or empty lots. I
would not be exaggerating if I said that you moved as many as five
properties for my clients. A few of them stated that they could not afford
for me to work on their properties unless they made a sale, and you did
that. I remember one family stating that they wanted to repair their house,
He simply could not get the house sold. I informed him that if anyone could
get it sold, through advertising, you could. YOU DID!! That even impressed

PAT HANSON (builder) REFFERAL

I have been a builder in the metro Atlanta for many
years. Five years ago I moved into the beautiful North Georgia Mountains
and I continued to work in the Metro Atlanta area. As my love for the
mountains area pulled me I began making plans to start building in the area
and eventually give up the commute.
As I started my first spec home I did the traditional things and convinced
myself that because of the quality I brought to construction in North
Georgia my home would sell during the construction stages. I quickly became
frustrated with the efforts that I was getting through the realty
community. It seemed the area was buff with real estate people working in
this second home and retirement community could retire from their jobs
and settle into their new jobs as an agent or broker and watch tv while
waiting on business to knock on their doors. Well things have changed.
Social marketing has played an ever increasing role in everything that we
do. It appears that despite all the shopping that we may do in the
traditional ways our shopping tends to begin on the internet.
David Hopkins. My wife was looking for more property about three or four
years ago and came upon a fellow named David Hopkins, the owner of
www.themountainsvoice.com
. He had property listed in an area near our personal home and was
responsible for a sale on the street we live on. It seemed that the
purchaser was a resident of California and was on line looking for a
mountain home in the Colorado mountains. Because of the ad placed by David
with all the attached color pictures and commentary the Californian bought
the home site unseen stating that after viewing the pictorial he felt he was
intimately familiar with the Georgia home.
When we struggled with traditional efforts, real estate firms, newspaper
advertising, magazine advertising, etc., my wife stated that we should find
David and try his website. Unfortunately we had lost track of him and did
not know how to find him. One day as I was showing my home a prospective
buyer told me that he was led to this area by ads that he had come across on
the web. We went home and got on line and found that it was indeed David
Hopkins. I immediately contacted him and found his rates to be very
reasonable for the work that he did. He came out took and posted beautiful color photos of my home and added 99 color photos to the posting.
Even with the testimonial from my wife, I thought to myself how would
someone ever think of searching a url of themountainsvoice.com. As I have
come to know David I have learned that in addition to all the work that goes
into the building of the post on his web site including all the pictures,
that is just the beginning. He then proceeds to place links all over the
web in places you cannot even imagine that bring people to your post on his
website. I even plugged in my personal name into my search engine and there
it was.
I received two to three e-mails a day inquiring about my post. Now I must
warn you that there a lot of profiteers out there today that are going to
make you rich overnight. David cannot help this but the number of bonafide
leads that I got was well worth the investment and as a result of David's
website I was able to sell my home without the help of the realty
community. I recommend him highly.
