Discussion of Subdivide Options -
(at the bottom of page, we have 2 marked up plats
showing some specific subdivide layouts)

The Owner is open to splitting off some subtracts from the entire 266 Acres. Ideally, this might even be preferable from the Owner's perspective.  The right hand side of the lake would ideally be retained by the Owner.

Preferred Option #1: He'd subdivide off the entire left side, 119 Acres including half the lake & home (see 1st plat map below for visual).

Preferred Option #2: He'd sell about 40+ acres on the left of the lake, which includes the existing home.  It would include about 1/2 the lake (see 1st plat map below for visual).   He would retain the far side of the lake for personal use. His concern is that the "Sold Side" would get developed, and if he keeps the other half - he's not interested in a big development across the lake.  So if someone wanted a large private estate with 1/2 the lake - this is something he'd be willing to consider. 

But, the owner WILL sell the entire tract, including all the lakes, and then of course he doesn't care what the final use is.

There are also a couple of little pieces near the very left he'd let go, and those would probably be less money. They are not our main focus however. (see 2nd plat map down below for visual).

Below is a zoom of the left side of Lake.  You'll notice THREE smaller subdivide options. 
(3.17 acres; 10.99 acres; 20.66 acres).  These are possible, and he'd let them go for less money.  But these little tracts aren't the main focus. We're not primarily marketing them - but they are available.  If you are interested in the little parcels, you just need to call Bob and talk.
