Community Covenants -
This 189.69 Acre Tract is currently attached to
the Covenants that govern neighboring Reece Mountain Community. If
purchased "As Is" the new owners would actually be buying an undeveloped tract
of Land that could be developed as a "Phase 2" addition to Reece Mountain.
The "Phase 2" section would have the same Gated Security Access - and would be
subject to the Covenants governing that community. Reece Mountain is a private, gated
community with wide paved roads and underground utilities. Community has
sensible covenants and architectural guidelines. Low Homeowner Association
fees.
The Developer does have the legal option to remove the Reece Mountain
Covenants from all or some of this parcel of land at the time of sale.
In the event a Buyer did not want the Reece Mountain Covenants attached - this
can easily be arranged, however the Land would be sold with at least some form
of Covenant Attachment, which could be negotiated - but would most likely
include at a minimum, some restrictions such as "No Chicken or Hog Farms", "No
Mobile Homes", etc... The goal of which would be to simply ensure that it be
reasonably restrictive in order that neighboring property values not be
negatively impacted.
