Very conveniently located Lot within the Peaceful Gated North Georgia Community of Big Canoe.
Following are highlites:
  • < 1 Acre Hardwood Lot
  • Borders "Greenspace" all the way to Petit Lake & Marina #2 to the rear/side.
  • Bill & Phyllis' had a beautiful home on the Lot.  Unfortunately it burned in the Spring of 2008.  Bill & Phyllis have decided to relocate.
  • Because it was already built upon, the Lot comes with the following improvements already in place:

    * Fully Graded Lot

    * Paved driveway with turnaround / parking pad already in place

    * Septic System in Place

    * Some Landscaping / Plants in place.

    * 500 Gallon In-Ground propane tank (almost full)

    * Large 2 Car Garage with automatic door openers, Hardy Plank Siding.
(survived the fire with absolutely no damage whatsoever).

    * 1500+/- Sq. Ft. footprint of a concrete foundation - ready to build on.
(Perfect condition - the fire actually only burned the main level of the home, so
the entire terrace level that housed the foundation was untouched, and it is in
         spotless, smoke damage free condition.)

    * The previous home was built by local builder Jim LaBonte.
(Jim is one of the premier, long time builders in the community and has an
excellent reputation.  The "Deconstruction" after the burn was also done by Jim.
Jim has all of the original blueprints & building design and could rebuild an identical
home - or customize the existing foundation to accommodate a new design.  Jim
says the foundation footprint can be expanded if needed.  You may contact Jim
LaBonte directly at 706-579-1239 about any building issues you may have.)

    * REBUILDING NOTE: Jim LaBonte has told the owners that with all of the infrastructure basically in place, that this would dramatically cut down on building time.  He threw out a timeframe to completion of 90 - 120 days.  I think it is safe to say that in Big Canoe, the length of time to complete a new home from a raw lot is closer to a year / year+.  This would definitely be a plus to someone not looking for a long, drawn out building experience.

    * Factoring in the Driveway, Grading, Septic System, 500 gallon Propane
Tank, Home Foundation & Existing Garage, there's about $50,000 worth of
improvements already existing.  You combine this with the Low Asking
Price for this excellently located Lot, and I challenge you to find a better
         price-to-value lot in Big Canoe.
To establish a comparable price, subtract
the $50K in improvements, and you get a raw lot price of $79,000 in this
         instance.
That is a Very Good Price in the community for this lot.
         Don't Believe?  Go Compare!.
  • The Lot has a very gentle slope that runs downward towards the rear and merges into the 2nd Marina on Lake Petit.  There's a gentle walking trail down to the marina/lake, which is only about 75 - 100 yards away.  Owner's grandchildren used to love running down to the Lake to go fishing.
  • The drive is a a very gentle slope with turnaround parking pad + the 2 car garage.
  • The lot is all hardwoods, and offers a very tranquil and protected woodland setting.
  • Prospective Buyers are welcome to drive by and walk the lot for themselves.  Locator Map at bottom of the page should be all you need to find your way around.

17 photos below.

Below is a panoramic of the foundation.  Stitched 2 photos together to get the wide view - so it looks wierd and curved - which it isn't :)

Below are a few miscellaneous shots of the garage.  The interior has since been cleaned out of the owner's personal stuff.  The garage is going to offer an added benefit as a place to store building supplies / personals during new building.

In the above picture, that side door of the garage connected to a breezeway that connected to the main house.  The breezeway was actually undamaged - but it looked strange, just hanging out there leading to nowhere, so they deconstructed that as well.  Regardless - the garage is well situated to accommodate a similar attachment to a new home.

Below is the rear of the home.  There's a gentle path down to the Marina / Lake, shown after next photo.  This "Marina #2" is just a storage area with dock/launch ramp for canoes, kayaks, and johnboats.  The larger marina is across the lake and has pontoon boat slips.  There's a couple of picnic tables and a grill down by the dock as well.  Good fishing in the lake - especially if you like trout.  Big Canoe spends an enormous amount of money each year restocking the lake with 10 - 12" trout.
NOTE: Bill is throwing in his Johnboat as part of the sale!  It's on a storage rack down at this marina.  It's also of the type that has built-in wheels on one end, which makes it very convenient for a single person to drag down to the water.  Also included are a new battery & electric motor.  There may or may not be a battery charger included.  We're afraid the fire might have gotten that - but they are very inexpensive and can be purchased at Walmart or any major sporting store.  The johnboat is in good shape, and is olive drab in color.  Set of oars included.  4 Life Vests included (2 adult and 2 child).
Big Canoe is a gated community.  If you would like to view the property and do not have gate access, please call us and we will be happy to get you in the gates and show you the property.
