This is a beautiful, private lot (1.05 acres) with adjoining green space.  It’s located at the very end of a cul-de-sac in the High Gap neighborhood of Big Canoe.  All the houses in High Gap are newer, larger, higher-end homes.
  • Unlike most Big Canoe lots that have steep building slopes, this lot features a wonderful oversized knoll with a gentle slope – a natural home site. 
  • Toward the rear of the lot, the slope becomes steeper.  In this case, this is an advantage as it maximizes mountain views. (Big Canoe has very protective clearing covenants.  Trees block views, but on this lot, the rear drop off (well back from building site) puts you above the treeline, thereby improving views.)
  • A beautiful creek borders the back of the lot in the adjoining green space.  This 8-to-10 foot-wide creek runs year round and the water flow – the babbling brook – can be heard from many parts of the lot including the natural home site.  Over the next few months a paved bike trail will be added and will follow the creek.
  • The new Wildcat Parkway extension will connect to Black Bear Trail five lots down from 5554 (see Marked-up Plat) . The Lot line is directly center of the end of the Cul-de-Sac.  From the road the property is to the left.  But in the photo below we've walked down the center line, and taken a photo back up towards the road.  The Lot is on the right.

Below is a photo of the centerline that continues on down towards the creek.  It was lightly cleared as they ran survey lines (you can sort of see the path).  Long gentle slope down to the creek valley.  This lot would be to left in picture.

Below are a few shots of the Creekland Valley bordering the rear of the property.  The creek is about 8 - 10 feet wide, flows steadily year round, and is actually larger than photo suggests.  You can definitely hear the "babbling brook" from the proposed homesite.  I Could!
Above 2 photos show some of the level area across the creek, and the one belows shows many of the flowering Rhododendron that really pop with flowers during the late Spring.  There is a special note here: the Developer has plans for expanding the existing Wildcat bike trails along this section.

Below is a shot of the new road that is going in a few lots up from the end of the Cul-de-Sac.  This is actually very important, because it ties the New & Popular Wildcat neighborhood into this section of the "High Gap" subdivision, where this property is located.  While access to High Gap is already very easy from the North Gate - this new access road will really improve speedy access to the property via Wildcat Subdivision.  See the "Marked Up Plat" to see further text and visual details of this new development issue.
