- Price stacks up very favorably to comparable "Buildable"
lots in the community. Word of caution - you will find some lots
advertised for less - however there are plenty of small lots in the
community have been designated unbuildable by the county, as they do not
have an acceptable septic drainage field, and some of those owners have
no problem selling you a worthless piece of land. Owners have not
paid for a "perk test" on this particular property, however this lot is
similar to all neighboring lots, most of which are already built on - so
no problems are foreseen, however, any buyer should acquire a perk test
as part of the purchase contract of ANY lot in North Georgia that is less than an
