A Country Ranch / Estate / Farm /
Hunting Land / Subdivision in West Pickens County -
Following are some of the highlights & features of this property:
- 41.70 total Acres.
- Owner will NOT Subdivide for sale - BUT the Property can be subdivided
by any new owner into tracts no smaller than 5 acres each (Covenant minimum)
- Property has multiple Hunting Blinds & a Skeet Shooting Pavillion.
Smooth Jeep trails run throughout the property and allow for incredibly easy
access and viewing. From the entrance all the way to the rear High
Knoll is a very established, well packed gravel road. The layout,
topography and interior accessibility of this land is phenomenal.
- All sorts of Blueberry, Grape Vine & Fruit Trees have been planted.
- Property has a small pond. Pictures below were taken during the
current drought, and show it's pretty much gone. Part of this is due
to the fact that the springhead was never dug out. If you dug out the
springhead, odds are that the lake would remain filled regardless of
conditions. The small creek below the dam still has a constant flow -
so the water is there.
- Property is about 50% heavily wooded with primarily hardwoods, with the
remainder being fields. (All of the high knoll viewing land is
field. From the knoll you have great long range rear views stretching
as far as Fort Mountain - with short range mountain views panoramically
surrounding.)
- Property is surrounded by literally miles of undeveloped pristine
woodland. It's located at the end of a long well maintained, wide
country gravel lane (20 - 500 acre tracts), then turns into a broad,
newly paved road that has a minimum of 5 acre tracts (Paved roadway is to
left at end of Long Branch Rd. You'll have to turn left there to get
to end of cul-de-sac. That turn isn't really represented well in the
Maps.) Very nice homes in area.
- Property is about 12 miles from the intersection of Hwy 53 & Hwy 515 in
Jasper, which has all your shopping (Home Depot, Kroger, Ingles,
Restaurants, Business area - Super Walmart is just a few miles further up
515 from that.) Property is located in West Pickens and is very secluded
- well off the beaten track. This is as private as it gets - but still
easily accessible to civilization.

left hand end fork, which turns to pavement, and is actually Long Branch
Trail)
Usage Possibilities include: Hunting Land, Horse Farm(s), Single or Multiple Residences,
small Livestock Ranch, Large Greenhouse
farms, Exotic Animal Farm, Large Estate Property, pretty much anything you
can imagine... As mentioned earlier, property could eventually be
subdivided into 5 acre tracts, which allows for good mid/long term investment
potential.
