GENERAL COMMENTS:
Reason for sale: xxxxx & xxxxxxx own another home in Big Canoe that they
normally reserve for friends, family and visitors. They've been retired
for a while now, and have simply decided to downsize to the other home.
They have no
intention of leaving this wonderful community.EQUITY COMMENT: With a
current Appraisal value of $921,000, and an asking price of $725,000 - there
is almost $200,000 in automatic equity built into this property for the new
owner. Now, if this seems to good to be true, I assure you it isn't.
xxxx & xxxxx are retired, and have simply decided it's time to downsize and
enjoy life. They realize that the market is rather tight now, and they
are comfortable with accepting this sales figure. So this is a win win deal
for both Seller & Buyer.
