| GENERAL COMMENTS: This is a small cabin that would be
great for investment/rental purposes, a weekend getaway, a couple, small
family or retiree. The community and lots themselves are spectacular,
with some residents eventually tearing down the older buildings and building
newer more modern homes to actually retire to. The cabin itself would provide
an easy long-term rental income source to offset mortgage (Similar cabin on
road stays rented long-term for $700/month). There is a
great garden spot, fruit trees and berry bushes. This is one of the
finest ridgeline communities left in north Georgia. Property values are
increasing rapidly in this area, and there simply aren't many homesteads like
this left. The 2 lots alone were recently appraised by the county at $100,000. A similar home across the road, on only One lot,
recently sold for 145K. The property is located equidistant from Jasper
and Dawsonville, each being about 14 miles away. Also nearby are Amicalola Falls
(which you can see from the front), Big
Canoe and the Foothills shopping center, which is about a 10 minute drive. The
reason for moving is simply that we have a young child, and have decided that the
home is ultimately too small for a rapidly growing home-based office and
family.
