The "solidness" of the construction really stood out - in that there wasn't any creaking of floors, and all the rooms were very well sound insulated.  Recently the county passed very strict new building inspection codes, and this is one of the 1st new homes in Big Canoe to be built completely in compliance to the new building codes.  This is a very well built home.
 Exterior: Beautiful landscaped level lot situated on a heavily wooded corner for extra privacy.

Neighborhood: This is, I believe, the last home to be built in Chestnut Knoll, which was the first "Townhome" subdivision to be built within Big Canoe.  Since it's beginning just a few years ago - these lots have been snatched up and built upon quicker than any section in the history of Big Canoe. Chestnut Knoll is a beautiful, level woodland knoll that is surrounded on 2 sides by the golf course, on a 3rd side by Lake Sconti, and the 4th approach side is up through the heavily wooded Sconti Condominium section.  It is located in the heart of the "Village Complex", which includes almost all of the major amenities, including the Fitness Center, Golf Clubhouse & Sconti Restaurant, Country Store, Piazza Restaurant, Swimclub, Post Office, Chapel and Ballfield/Children's Play complex.
GENERAL COMMENTS:  
The owner recently had an appraisal done on the property.  It includes comparative analysis of 4 similar townhomes that recently sold in Chestnut Knoll.  All of those SOLD in the mid 350K - 360K price range, which is well above the asking price ($341,000) for this property, the indicated appraisal value of the property being $361,300.  CLICK HERE to download the 16 page Appraisal report, which also contains comparative properties and a rough blueprint (page 10)  of the interior of this home.  Pages 3, 4, 5 & 10 contain most of the pertinent information that may be of concern to you. Our apologies as several of these pages are unnecessary, but we were unable to remove them from the PDF file which was provided.  The actual 3 page Appraisal report is also very difficult to read, but is legible.
