The community is called
Johntown, which was originally an old farm community in the early 1900's.
This is actually the smallest lot in the entire community. They
range in size from a few acres to 50+ acres. There are about 15
homes, and maybe a dozen permanent residents (thats a close guestimate).
Most everyone is very friendly, quiet and pretty much keep to themselves.
There's no formal, intrusive Property Owners Association, and everyone
seems to share the same value of keeping the area as natural and scenic as
possible. Johntown is located about 2 miles from the base of Amicalola
Falls as the crow flies. This particular lot has no view of the
falls, but some of the ridgeline views in other sections are as good as it
gets in regards to Amicalola Falls viewing. |

Site trivia: the smaller creek has a very distinctive feature that is common in these parts: the site of
an old moonshine still. More trivia: The Little Amicalola Creek that
runs through the property is classified as a secondary trout stream. On a
couple of occasions I have seem some good sized trout in the main pool
adjacent to the picnic table. |

While there are no
covenants specifically restricting hunting, the only hunting I am aware of
would be in the outlying Wildlife Management Lands which surround the
community. I believe County regulations would most likely apply in
the community - and be somewhat restrictive simply due to proximity to
other homesites. |

| GENERAL COMMENTS: This is a very unique parcel as it
has multiple creeks, mountain type elevations, privacy, and is very
picturesque. While there is plenty of space to place a home or cabin
overlooking the creek, the relative small size of the parcel results in a very
attractive price point - rare for this part of north Dawson County. There has been a lot of love and care given to the property over the years.
