Below is some general text
information, but in the photographs at the bottom, we've mixed in very
good text descriptions of the property as they relate to specific photos. |
| Road Frontage: |
Hwy. 136 - Burnt Mountain Road. Very
lightly traveled Rural Scenic Mountain Roadway - designated as an official
State Scenic Highway. |
| Building Sites: |
Dozens throughout the
property, with a variety of layouts including huge level spans, ridgeline,
valley, bright airy road front view, etc. Pretty much anywhere on
the property is buildable, with the exception of a very small portion of
the rear creek area, which is a small floodplain, which would be the
natural site for a large pond if developed as such (see
PLAT for floodplain area). |
| Existing entry: |
The property is
completely undeveloped, but does have a well maintained "Jeep Trail"
through the center from road to rear. Would provide an easy
foundation for either an access drive or Subdivision Rd.
Pictures below give good representation of existing drive through the
property. |
| Water features: |
Nice branch to the rear
of the property. Water flow year round. Also a small branch
creek at roadside. Both areas have perfect opportunities to develop
ponds. |
| Neighborhood: |
On one side and to rear
is the Community of Oak Ridge (10+ acre lots). On other side is a combination of
undeveloped woodland and a single large wooded homestead that is viewable
from entry easement, but non-intrusive once property access is gained.
Property is located near the exclusive & upscale Highlands & Monument /
Sassafras Communities. About 10 minutes to Jasper Town Square, 12
minutes to Amicalola Falls, 20 minutes to Ellijay. Under 1 Hour to
North Atlanta. |
| Hunting: |
No Covenants.
Totally dependent upon owner. State & County laws would apply. The
property is loaded with Deer & Turkey. |
| Views: |
Good
seasonal views from several spots on the property. There is one
ridge along the back that offers some good long range views |
| Layout/Terrain: |
Overall the entire property could be
described as level with gently rolling hills. The entire middle (about
50%) of property is very level and has great potential for lots or
clearing for pastures, vineyard, main estate complex. The rear
portion has a very gentle slope down to a small creek valley, and then
upwards to an easily accessible ridge along very back with good views and
building sites as well |
| Vegetation: |
Mostly hardwoods, large oaks, etc. About 5%
pine. The rear sections have lots of of Mountain Laurel & lush
vegetation. |
| Usage potential: |
Five Primary Usages jump to mind:
#1 - Develop into residential single family homes
#2 - Private Mountain Estate(s)
#3 - Due to the combination of water, and the extreme levelness of much of
the property - the potential for someone to create a Mountain Estate Horse
Ranch from scratch is very viable.
#4 - A MOUNTAIN VINEYARD. The property has an elevation of
1900' - 2100', which is the PERFECT Elevation for growing grapes.
There's also water for irrigation, gentle terrain, and scenic highway for
easy access if you wanted to upgrade it to a tourist destination vineyard
& retreat.
#5 - Hunting / Investment LandNOTE:
Owner has recently spend 10's of $thousands of dollars on road cuts and
clearing out underbrush, dead trees, thinning etc... |

BELOW WE
HAVE 21 PHOTOGRAPHS.
WE START AT ROADSIDE, AND THEN WALK YOU THROUGH A TOUR OF THE ENTIRE PROPERTY,
TAKING PHOTOS AS WE DRIVE BACK ALONG THE ROADWAY THAT CUTS THROUGH THE ENTIRE
PROPERTY. WE HAVE GENERAL COMMENTS ATTACHED TO MANY PHOTOS. |

|
|

|
|

|
|
Below is the 1st curve to the left.
We saw a couple of turkeys here, but couldn't get a photo of them. |
|

|
|
After taking the above curve, the road immediately veers
right again,
and brings you to the below photo. 2 photos down is a zoom of that area,
and
the 3rd photo down is turning around and taking a photo back towards the road. |
 |
 |
 |
|
Road curves again to the left (below) and then a curve to
right (2 photos down) |
|

|
|

|
|
Below is a view to the right - into the level central
woodland -
taken from same spot as above photo. |
 |
|
Below is similar to above, but with panoramic wide angle -
really gives a good
idea of the thinning & clearing the entire midsection of the property has
undergone.
The entire midsection is about the highest part of the property (with
exception
being a small portion of rear ridgeline). The elevation here is just
under 2100'.
It's just over 1900" at roadside with a very gentle, long slope up to this
point.
As mentioned earlier - this is the PERFECT elevation for growing grapes if
anyone
was considering a vineyard. If someone were to build a large estate
complex -
somewhere in this center section is the most likely building spot.
It could also be further cleared out to make for fabulous horse pasture. |
 |
 |
|
The road entering from the bottom right of the ABOVE PHOTO
is the one we've just
photographically traveled, coming up from the main entrance. Taking this
picture,
I am standing in a large cleared turnaround. At this point, if you
reference the PLAT MAP,
this intersection is about 1/2 way from the road front to the rear of the
property, and
about 75 - 100 feet off the left hand property line (behind me as I took
the photo above).
The road cut that goes up and to the right in the center of the ABOVE PHOTO
cuts pretty
much perpendicularly across the center of the property. I walked almost
halfway
across and took a photo (below) towards the other side (In the
distance of the
below photo is a far semi-clearing, which is the right side of the property).
The
roadway pictured above, that sort of veers upwards to the left, continues back
to the rear of the property, and angles towards the lengthwise centerline of
the
property. Photographic tour of that section continues below the deer
track - 2 photos down. |
 |
 |
|
Obviously you've got an abundance of deer on the property.
The Buck Print
above was slightly smaller than my palm. As mentioned earlier, we've
seen plenty
of turkey on the property as well. No hunting restrictions on the
property. |
|
Below is the road cut as it continues to the rear, just
past the panoramic
intersection photo above. From this point back, the property is pretty
much
pristine vegetation, with lots of hardwoods, some white pines, laurels and a
few hemlocks. Very pretty and unspoiled. |
|

|
|
Where the road goes out of sight in the above photo, it
curves back towards the
center and starts down a gentle slope (pictured below) into the creek
valley.
It's a beautiful path through thick laurels. |
 |
|
Below you are almost to the bottom and looking left towards
the creek floor of valley. |
 |
|
Below I am standing right on top of the pipe culvert where
the creek flows through,
and photographing up towards the rear ridge of the property. That's a
nice building
knoll with great mountain view potential to the far rear side. Then in the 2nd
photo
down, I am on the ridge photographing back down. |
|

|
|

|
 |
|
Above I am standing on the culvert - photographing the
creek downstream to the left. |
|

|
|
Above I am still photographing from the culvert area, but
shooting to right.
The right hand property line is just out of view from the end of the path
(I'm photographing across the short width of property.) Rear of the
property is
up to the left along that ridge. The building knoll I referenced above
would be
to the left of this photo, and continues to the right into the photo above. |

CLOSING COMMENTS: This is a great piece of property, and we've given
you some good photos, and I hope a good descriptive tour, but you really need
to put your boots on the ground to get a true feel for just how special this
property is. If you know land, you'll understand what I'm about to say:
"Some properties just have a feel about them - a tranquility, a harmony, a
general overall feeling that this was what God was working towards when He
started working on the plan :) " This comment definitely fits this
particular property.
Anyway, if this is anything close to what you are looking for - give us a
call. This property is worth the trip. You can even bring the wife
and kids, because it's very easy to access the entire property without having
to slog through tough underbrush etc....
