 Road Frontage: Paved community road, excellent condition, community maintained, low through traffic. Great for evening walks.
 Building Sites: Excellent knoll on ridge on the lower slopes of McElroy Mountain within Big Canoe.  A steep drive would lead up to a perfect gently sloped building site.  Thick stands of mountain laurel on the  rear, with a perfect view from the roadside overlooking miles of mountain scenery and Petit Lake.  Minimal to no view of any other nearby homes. These are large lots, and only one side lot is developed.
 Existing entry: The property is completely undeveloped, and is situated within minutes of a gentle drive from  the North Big Canoe gate. Easy drive to central amenities.
 Water features: The property sits on a knoll/ridge that is part of the greater McElroy mountain.  On both the left and right side are draws that create small streams only during wet season.
 Neighborhood: The land is part of Big Canoe.  From the road, the right hand property has a home, which is not viewable even during winter months.  The other large property to the left is undeveloped. This is part of the Petit lake community, and access is off of the northern loop road (Grouse Gap), situated midway up on McElroy mountain slopes, with views of the lake below.
 Hunting: Big Canoe does not allow hunting, and is an upscale gated community with protective covenants.  Wildlife such as bear, deer, hawks, eagles, geese and turkeys abound.
 Views: From the knoll, the views of the interior of Big Canoe are excellent.  The property overlooks Lake Petit, with views of Cox mountain eastward, and Ridgeview/Sanderlin Mountains to the center in the background of the lake, with a view of Wet mountain westward.  All together the long range views are about 140 degrees.  The sun sets approximately directly ahead from the building site, behind Sanderlin Mountain.
 Layout/Terrain: There is several hundred feet of road frontage.  Property is rectangular with the bulk of the property secluded towards the upper slopes of the knoll/ridge.  A steep slope up from the road to a gentle knoll clearing.
 Vegetation: Mostly hardwoods, large oaks, etc.  About 10% large old growth pines (large and scenic).  Another 15 - 20% of low growth vegetation such as Mountain Laurel, of which there are many thick stands.
 Useage potential: Scenic Mountain Homestead in an upscale gated community with loads of amenities.  Retire, Raise a family, or invest.
 
GENERAL COMMENTS: This property was originally purchased as a building lot with the intention to build a home, but a relocation to the western Rocky mountains now finds the property for sale.  This is one of the finest undeveloped interior view lots left within Big Canoe.  Our one apology is that the "VIEW" photographs below were taken during direct sunlight and so views of the mountains and lake are much less than best quality.  It is also important to note that the pictures were taken at "ground level", and do not reflect what final views from a finished home deck would be, 10-30 feet above ground level, which would most likely be totally unobstructed.
