Let's Start with Current Business & Reason For Sale:
This is the Owners' FOURTH Retirement, which began about 13 years ago.
And they've worked the entire time! They say this next retirement is
going to be the real deal - and it's time to move to "The Ozarks" for that last REAL
retirement. If they can't sell the place, they are open to a trade for
property in the Ozark Mountains area. They figure that if they move,
they might as well trade for an asset that is more local to where they are
going. This isn't to say they wouldn't consider other trade
possibilities, but that's the prime consideration. Naturally, a
straight sale is the primary goal, but they are open to all possibilities that
make sense - full trade, partial trade for down payment, etc...
Business Possibilities:
I'm just going to go through out some random business / revenue possibilities
for the property......The property is a huge chunk of desirable land in a
relatively high density urban area. The city library is almost across
the street, and the City Park is a couple of hundred feet away. The
great thing about the "Historic Nature" of the buildings is that they are NOT
registered as such, and so they could be demolished and the property used for
a more modern commercial complex. The land alone is very valuable.
But if someone did want to keep the buildings, then they have immediate
rental value for businesses - either as whole structures, or subdivided into
shops and offices.
Developing the the whole property out as an Artist Community and series of
shops is what the owner originally envisioned, but they found a similar
property in the North Georgia Mountains on a RiverFront, and did a similar
thing there for the past 13 years, and this place always just seemed to take
the back seat - but the obvious potential is still there, and the buildings
wouldn't need much work to make the dream a reality. New roofs, and
structures in good shape.
The property is also zoned Residential / Commercial via a grandfather
clause - so you could live on the premises, and make one section or entire
building a permanent residence. Actually would make an amazing upscale
residence if you put some modernization into it. A Bed & Breakfast with
rental cottages, shops, maybe a restaurant would all work here.

It's a good one. Very visible, high traffic area located along the
