Owner Lives in Madison, GA - just south of Athens. Originally the Beach
Condo purchase had a dual purpose:

Investment Property to provide rental income
-
Be something the owner could use every once and a while for
personal use, weekends, etc...
The Condo is still doing it's job in regards to item #1, and
has steady rental income ranging from $28K - $32K per year. But it is a
long drive that the owner is becoming less willing to make. The
owner is approaching a trade with the same 2 primary goals in mind. With
that said, the following parameters are what would influence his approach to
a trade:

He wants something that can provide a good vacation rental
income. He wants a Home/Condo on water, whether that be large Creek /
River / Lake or Beach. He'd like the property in an area that has
vacation potential, with some sort of immediate regional tourist draw that
would support that goal. (i.e. a riverfront chalet in the tourist area of
Helen, GA or a lakefront home in one of the regional mountain lakes. This is
just an example.)

He wants something he could easily drive to for the weekend
and enjoy the property. North Georgia Mountains, perhaps NW South
Carolina, or the southern part of Western North Carolina Mountains.
Coastal Georgia or South Carolina is a possibility he'd consider.

Last possibility is a Commercial property in trade, again -
something closer to home, probably from Madison, Georgia up towards the NE
Georgia corner. Geographic area tightens up a bit if it is a commercial
property trade. Closer to home the better.
Owner is looking for a fair trade.
